Fair Comparison

Polarity Parking vs Alloy Parking

Alloy Parking is SmartRent's IoT-based smart parking system, purpose-built for multifamily and tied to the larger SmartRent home-automation stack. Polarity covers the same category but ships as a full-service operator without IoT hardware install. These are different tools for different kinds of portfolios.

Alloy Parking at a glance

Where Alloy Parking is strong

  • First-to-market with a multifamily-purpose-built IoT solution. If you've already decided that sensor-based space monitoring is the right architecture, Alloy is the original.
  • Deep integration with SmartRent's broader home-automation platform, which large multifamily operators often already run for locks, thermostats, and leak detection.
  • Direct integrations with Yardi, Entrata, and RealPage so parking data flows back to the PMS without a separate sync layer.
  • Customized on-site survey process — SmartRent's field team walks the property before deployment, which reduces configuration surprises at go-live.

Where Polarity is different

  • No IoT hardware install required. Alloy's approach means sensors in every space you want monitored. Polarity does not. If you don't already have (or want) SmartRent across your portfolio, that hardware commitment is a big ask.
  • Revenue share option. Alloy is sold as a platform, typically paired with SmartRent contracts. Polarity offers a revenue share model so the operator's incentives align with the property's.
  • Fee-before-tow enforcement. Polarity's violations flow gives a grace period before tow dispatch to raise collections and reduce resident friction. Alloy's enforcement relies on the IoT + PMS data pipe.
  • Demand generation. Polarity lists your lot on Google Maps, Apple Maps, and Waze plus SEO. Alloy manages inventory and monitors spaces; it doesn't market the lot.

Which one is right for you?

Choose Alloy Parking if

You already run SmartRent across your multifamily portfolio — locks, thermostats, leak detection — and want parking to live in the same sensor + PMS integration stack. For a Greystar-level operator that's standardized on SmartRent, Alloy is the consistent choice.

Choose Polarity if

You want parking managed as a profit center without committing to an IoT hardware install. You'd rather pay revenue share than a hardware + SaaS contract. You want active demand generation. Or you want fee-before-tow enforcement that reduces friction with residents and guests.
